Rental Agreement Declaration
I, the undersigned, hereby confirm that I am renting the property located at the above address for personal recreational use, and I agree to the following legally binding terms and conditions:
1. Guest Responsibility:
I accept full legal responsibility for all guests accompanying me during the rental period. I confirm that the number of guests will not exceed the maximum capacity permitted by the property owner.
2. Property Use:
The property will only be used for private recreational purposes. I agree not to host any events, parties, or commercial activities without prior written approval from the owner. Any unlawful behavior will result in immediate termination of the rental and possible legal action.
3. Cleanliness & Damages:
I agree to maintain the property in a clean and orderly condition throughout the stay. I will report and compensate for any damage caused by myself or my guests. Unreported damages may result in legal claims or deductions from any deposits paid.
4. Noise & Respect:
I agree to maintain appropriate noise levels and respect the peaceful nature of the surrounding environment. Renters are allowed to celebrate, enjoy music, and use speakers every day of the week until 12:00 AM (midnight). After 12:00 AM, celebrations may continue in a quieter and more respectful manner to avoid disturbing the natural surroundings or nearby properties. Persistent complaints may result in eviction without refund.
5. Safety & Liability:
I acknowledge that the property is located in a forested area surrounded by nature and wildlife. I agree to act responsibly, avoid leaving food or garbage outside, and take necessary precautions to prevent fire, accidents, or harm to wildlife. I understand the importance of respecting the natural environment and minimizing disruption to local ecosystems. I release the property owner from liability for any accidents, injuries, or wildlife-related incidents that may occur during the stay, except in cases of gross negligence.
6. Check-In & Check-Out:
Check-in time is 4:00 PM and check-out time is 12:00 PM. I agree to vacate the property by the stated check-out time unless prior arrangements are made. Late check-out may incur additional fees.
7. Cleaning Fee:
A mandatory, non-refundable cleaning fee of $150 applies per reservation. Additional cleaning fees may be charged if the property is left in an unacceptable condition, as determined by the owner.
8. Cancellation Policy:
Cancellations must be made at least 7 calendar days before the check-in date to receive a full refund. Cancellations made within 7 days of the check-in date are non-refundable.
9. On-Site Responsibility:
I understand that there is no staff or representative of the property owner present on site during the rental period. Therefore, I accept full responsibility for the safety, conduct, and actions of myself and all accompanying guests while on the property. I agree to handle any emergencies or incidents with appropriate care and to contact emergency services if needed. The property owner is not liable for any damages, injuries, or issues that arise due to the absence of on-site supervision.
10. Snow, Jacuzzi, Sauna & Pool Responsibility:
I acknowledge that the property includes access to outdoor snow areas, a Jacuzzi, a sauna, and a pool. I understand that the use of these facilities carries inherent risks, particularly for individuals with heart conditions, high blood pressure, or other medical concerns. It is my sole responsibility to supervise children and guests when using these amenities and to ensure that any individuals with health conditions consult a medical professional before use. The property owner is not liable for any accidents, injuries, or medical emergencies that may arise from the use of the snow areas, Jacuzzi, sauna, or pool. Use of these facilities is entirely at our own risk.
11. Substance Use Disclaimer:
I understand and acknowledge that the use of drugs or illegal substances is strictly prohibited on the property. In the event that I or any guest under my responsibility uses such substances and experiences any adverse effects, including fainting, injury, or medical emergencies, all consequences are solely the responsibility of the affected individuals. The property owner bears no liability for any incidents or damages resulting from the use of drugs or illegal substances.
I affirm that all information provided is true and accurate to the best of my knowledge. I understand that this declaration constitutes a legally binding agreement between myself and the property owner, and I agree to all terms stated above.
